Scope of Home Inspection

1. Roof
Inspection of roofing materials, flashing, roof penetrations, skylights, chimneys, and visible roof drainage systems. The inspector evaluates the condition, installation, and visible signs of leakage or deterioration.

2. Exterior
Inspection of exterior wall coverings, trim, flashing, doors, windows, decks, balconies, steps, porches, railings, eaves, soffits, fascias, and visible grading and drainage immediately adjacent to the structure.

3. Structure
Inspection of the visible structural components including foundations, floors, walls, columns, beams, girders, joists, trusses, and framing. The inspector assesses structural integrity and evidence of movement or damage.

4. Electrical
Inspection of the electrical service entrance, meters, service panels, disconnects, grounding, bonding, branch circuit wiring, outlets, switches, and visible fixtures. The inspector identifies safety concerns and improper installations.

5. Heating & Cooling
Inspection of permanently installed heating systems, cooling systems, distribution systems, controls, and visible components. Operation is evaluated using normal operating controls where accessible.

6. Plumbing
Inspection of interior water supply and distribution systems, drain, waste, and vent systems, fixtures, faucets, water heaters, and visible piping. The inspector evaluates functionality and signs of leakage or defects.

7. Interior
Inspection of walls, ceilings, floors, steps, stairways, railings, doors, windows, countertops, cabinets, and a representative number of installed appliances. The inspector notes material defects and safety issues.

8. Insulation & Ventilation
Inspection of visible insulation in attics, walls, crawlspaces, and basements, as well as ventilation systems including attic ventilation, exhaust fans, and dryer vents where accessible.

9. Basement & Foundation
Inspection of basement or crawlspace areas including foundation walls, floors, support structures, visible insulation, moisture intrusion, drainage systems, and signs of water penetration or structural concerns.
